Renting Tips

  1. When applying for a rental you are required to have identification and references.
  2. Pets - it is much easier to rent properties without pets, you will have a wider selection of properties available to you. However some properties welcome pets so it is recommended you have a reference for your pet when applying.
  3. TICA - to confirm applicants not registered on TICA, all applicants are checked on TICA before the application is approved.
  4. Once your application is approved you will be asked to pay 1 weeks rent as a holding deposit.
  5. Upon signing your lease you will be required to pay 2 weeks rent (1 week will be the holding deposit, if already paid) plus 4 weeks bond.
  6. A condition report will be given to you at the time of signing your lease, you should be very thorough when filling in this report. It is to be returned to our office within 7 days of your lease commencement.
  7. Every 3 months we will conduct an inspection of the property, however you are required to report any repairs or faults ASAP.
  8. Rent must be paid on time, always. Failing to do so, could result in poor references and may result in your name being place on the TICA register for up to 7 years.
  9. During the lease it is important to know that all applicants are responsible.
  10. At the end of the lease you may have the option to renew your lease or it will continue in an on going lease until termination by either party.
  11. After vacating a property, we will conduct the final inspection. The property must be left in the same condition as it was when the lease first commenced.
  12. You should request a written reference after vacating to assist with future rentals you may apply for.
