First Home Buyer Boost: October 2025 Changes
Buying your first home is a huge milestone, and from 1 October 2025, it’s getting easier for first-time buyers in New South Wales. A mix of state and federal support is now available, reducing upfront costs and helping more Australians enter the property market.
The First Home Owner Grant (FHOG) remains in place, giving eligible buyers $10,000 towards a brand-new property. This includes new builds, off-the-plan purchases, or substantially renovated homes valued up to $600,000 (or up to $750,000 if you’re building on land). It does not apply to established homes, but it’s a strong incentive for those choosing something new.
The First Home Buyers Assistance Scheme (FHBAS) also continues, delivering significant savings on transfer duty (stamp duty). If you’re buying your first property in NSW valued up to $800,000, you may qualify for a full exemption. Properties valued between $800,000 and $1 million may be eligible for a concessional rate, saving buyers thousands of dollars.
The Federal Home Guarantee Scheme brings about the most significant change this October. From now, there are unlimited places, no income caps and higher property price thresholds (up to $1.5 million in Sydney and regional centres). This means eligible first home buyers can purchase with as little as a 5% deposit and avoid paying costly Lenders’ Mortgage Insurance (LMI) — a saving that can run into the tens of thousands.
Together, these supports create one of the most favourable environments for first-home buyers in years. With a $10,000 grant, stamp duty relief, and the ability to buy with a small deposit, the path to homeownership has never been more accessible.
