Why Now Could Be the Right Time to Sell in the Northern Rivers

There is plenty of negative commentary surrounding the Australian property market at the moment, and it is understandable that homeowners may be wondering whether now is the right time to sell. The national market has certainly softened. Cotality recorded a 0.7% fall in Australian dwelling values in July 2026, while capital-city values have been under particular pressure. Sydney and Melbourne are leading the downturn, with both markets experiencing significantly greater falls than many regional areas. NAB has also revised its forecast and now expects capital-city values to fall around 5% during 2026, with Sydney and Melbourne potentially falling by around 10%. These figures make headlines, but they don't tell the whole story. Australia does not have one property market — and the Northern Rivers is not Sydney.

The difference between metropolitan and regional markets has been particularly noticeable over the past few years. During the first half of 2026, Cotality reported that regional dwelling values continued to outperform the capital cities, with regional values increasing 0.3% in June and 1.1% over the June quarter, while capital-city values fell 1.3% over the same three-month period. Regional NSW was comparatively steady, with values flat in June. The market has subsequently softened, so it would be unrealistic to suggest regional property is completely insulated from national economic conditions. However, the important point is relative resilience. Regional markets are generally influenced by different factors from the major capitals — including lifestyle, affordability, migration, local employment, land availability and the scarcity of desirable homes.

For the Northern Rivers, lifestyle remains one of our greatest advantages. Ballina, Alstonville, Lennox Head, Byron Bay and our surrounding villages and hinterland offer a combination of beaches, open space, community, schools, healthcare, employment opportunities and a more relaxed way of life that continues to attract buyers. Australia's population is still growing strongly, reaching 27.8 million people at the end of 2025 after increasing by 412,500 people over the preceding year. The ABS also recorded population growth across regional Australia in 2024–25, demonstrating that the movement of people is not exclusively concentrated in the capital cities. For lifestyle-driven markets such as ours, population growth is important because every new household ultimately needs somewhere to live — and desirable homes in established communities cannot simply be manufactured overnight.

Affordability is another reason regional property remains relevant. When borrowing capacity is under pressure, buyers increasingly have to consider what their money can realistically purchase. A buyer who may no longer be competitive in a premium metropolitan suburb can often achieve considerably more space, land and lifestyle by looking regionally. This does not mean the Northern Rivers is “cheap” — many parts of our region are certainly not — but it does mean buyers are comparing value differently. A four-bedroom home with a garden, pool or acreage component in a regional community can represent a very different proposition from a similarly priced property in Sydney or Melbourne. Current market data also demonstrates that individual Northern Rivers locations continue to perform differently. For example, recent figures for Lennox Head show a median house price of approximately $1.6 million for the 12 months to June 2026, with values increasing 3.2% over the year. The same market also recorded growth of 6.1% for units, highlighting that even within one regional location, different property types can behave differently.

There is also a longer-term supply story that should give homeowners confidence. Australia continues to struggle to build enough housing to keep pace with demand. The National Housing Supply and Affordability Council's 2026 report forecasts that the national target of 1.2 million new homes will not be reached until approximately September 2030 — more than a year beyond the original Housing Accord period. Construction costs, labour shortages, planning requirements and infrastructure constraints all make it difficult to increase supply quickly. In established Northern Rivers communities, additional constraints around land availability, flooding, environmental considerations and infrastructure can make suitable housing even more limited. Scarcity matters. A well-located, flood-free, well-presented property in a desirable Northern Rivers community is not competing with an unlimited supply of similar homes. That underlying scarcity can provide important support for property values over the longer term.

So, is now a good time to sell? There is no universal answer, because every property and every seller's circumstances are different. What we can say is that this is a market where accurate local advice matters more than ever. Buyers are more discerning, properties need to be priced according to current evidence, and presentation and marketing can have a significant influence on the result. For Northern Rivers homeowners, however, there are still plenty of reasons to be positive: our region continues to attract people seeking lifestyle and value, regional markets have demonstrated greater resilience than the major capitals, Australia's population continues to grow, and housing supply remains constrained. Rather than waiting for the national headlines to tell you when to sell, it may be more useful to understand what is happening in your particular suburb, street and property category. In a changing market, the right price, the right strategy and the right local knowledge can make all the difference — and for owners considering a move, there may be no need to wait for the market to become “perfect” before making a smart decision.
