This Property Market Still Offers Opportunity
There is no doubt that the Australian property market is navigating a more challenging period, with interest rates, inflation and changing buyer confidence influencing decisions. Nationally, home values have softened, with Cotality reporting a further decline in Australian dwelling values through August. Yet looking beyond the headlines tells a more encouraging story for the Northern Rivers. Our market is not simply following the path of Sydney or Melbourne, and local conditions continue to be supported by lifestyle demand, limited supply and the enduring appeal of our region.
The latest figures for our local towns demonstrate this resilience. In Alstonville, the median house price over the 12 months to August 2026 was approximately $1.1 million, representing growth of 15.8%, with 86 houses selling during the period. In Ballina, the median house price was approximately $950,000, up 6.2% over the same period, with 106 houses changing hands. These figures are an important reminder that while the market may feel slower and buyers are more considered, quality property in the right location continues to attract demand.
For sellers, the message is not to wait for a “perfect” market — because there is rarely such a thing. Buyers today are more informed, they are comparing properties carefully and they are placing greater emphasis on value, presentation and location. This makes accurate pricing and a strong marketing strategy more important than ever. A well-presented property that is realistically positioned can still stand out, attract genuine enquiry and achieve a strong result. The days of simply putting a property on the market and expecting competition to do the work are changing; strategic selling is now the key.
For buyers, however, this more measured market can create genuine opportunities. Buyers have greater scope to negotiate, undertake their due diligence and make decisions without the intense competition experienced during previous market peaks. With borrowing costs still an important consideration — the Reserve Bank's cash rate currently sits at 4.35% — buyers need to be financially disciplined, but those who are ready and able to purchase may find that patience, preparation and good local advice can work in their favour.
Perhaps most importantly, property should always be viewed through a local lens. The Northern Rivers has qualities that cannot easily be replicated elsewhere — our coastline, hinterland, village communities, lifestyle, employment opportunities and proximity to major centres continue to attract people wanting to make the region home. That underlying appeal provides a solid foundation for our local property market. While conditions will inevitably move through different cycles, the long-term fundamentals of owning property in a tightly held and highly desirable region remain compelling.
For both buyers and sellers, the opportunity now is to replace uncertainty with good information. Sellers should understand exactly where their property sits in today's market, rather than relying on yesterday's prices, while buyers should look beyond asking prices and focus on true value, comparable sales and long-term potential.
